Design-Build Renovationin Chapel Hill & the Triangle

Design and construction under one contract and one team — so the plan is priced and buildable from day one, and the people who drew it are accountable for building it.

The work

What's Included

Design-build means the same team designs your project and builds it, under one contract. The plan is priced as it's drawn, so you're not falling in love with a design you can't afford — and the people who drew it are accountable for building it.

  • Consultation & site walkthrough
  • Design & layout planning
  • Budget set alongside the design
  • Engineering & permitting
  • Construction across every trade
  • Final walkthrough & sign-off

Why one team

One Contract. One Point of Contact.

The traditional route — design first, then put the plans out to bid — splits responsibility at exactly the moment it matters. If the bids come back over budget, or the drawings don't match conditions in the house, there's a gap between the designer and the builder for problems to fall into. Design-build closes it: one contract, one team, and one point of contact from the first sketch to the final walkthrough.

“Let the house tell you what’s possible.”

The process

How Your Project Runs

  1. Consultation

We walk your space, talk through what you want, and give you an honest read on scope, budget, and what’s realistic.

  2. Plan & Proposal

You get a clear, detailed proposal — scope, timeline, and price — with no vague line items or surprises later.

  3. We Build

Our team handles every trade and every permit, keeps the site clean, and keeps you updated so you're never left guessing.

  4. Final Walkthrough

We walk the finished project together and don't consider it done until you're satisfied.

FAQ

Design-Build Renovation: Common Questions

What is design-build?

A way of running a renovation where one company handles both the design and the construction under a single contract. You have one point of contact and one team accountable for the whole result.

Do I need plans before I call?

No. Start with what isn't working about your house and what you'd like instead — photos and saved ideas help, but they're optional. The plan comes out of our conversations.

Is design-build only for big projects?

It works best on projects with real design decisions in them — kitchens, baths, additions, layout changes, and whole-home renovations — which is the work we focus on.
